Exterior Maintenance Info

Fredericksburg Townhome Association, Inc. (the "HOA) was formed to protect and enhance the value of the townhomes in this subdivision. The HOA manages and maintains all common areas and enforces the covenants and restrictions outlined in the declaration.

It’s important to note that ownership of each townhome extends only to the exterior walls. However, each unit has exclusive use of a contiguous easement area, including the rear, front, and (for end units) the side yards.

As a homeowner, you have the right to modify and improve your easement area with prior written approval from the Board. Examples include:

  • Adding or replacing a fence
  • Upgrading gutters, windows, or doors
  • Adding a deck or extending your patio
  • Placing items on your stoop, portico, patio, or easement

All exterior improvements must comply with the HOA’s Rules & Regulations. Homeowners must obtain written Board approval before beginning any projects, with the exception of planting decorative plants around your unit. Unauthorized changes may result in required restoration at the homeowner’s expense.

Exterior Maintenance Guidelines

  • Gutters: Clean at least once per year
  • Downspouts: Check regularly to ensure they are secure
  • Siding: Promptly repair any visible damage
  • Exterior Wooden Trim: Repaint as-needed using white paint

Shutter Replacement

  • Replace any broken or missing shutters or bolts
  • Use raised panel black shutters from Home Depot or Lowe’s
  • Upper-level shutters: 67 inches
  • Lower-level shutters: 80 inches

Window Repair

Any licensed window contractor may perform window or sliding glass door repairs.


Roofing

  • Shingles: CertainTeed Landmark Architectural
  • Color: Weathered Wood
  • Ventilation: Ridge Vent System is highly recommended

Landscaping Responsibilities

Homeowners are responsible for maintaining the planting beds in the front, rear, and side yards.

  • Remove invasive trees such as willows, mimosas, ailanthus, and privet
  • Any landscaping vendor may be used

Paint Guidelines

  • All exterior wood (excluding doors/shutters): White
  • Doors & Shutters: Semi-gloss black only
  • Paint Options:
    • Lowe’s Duramax (Valspar), mix #1626-B2018070118122
    • Porter Paints Acri-Shield, mix #0300586683

Door Guidelines

Front Doors:

  • Garage units: Craftsman style or 4-panel half-moon style
  • Non-garage units: Craftsman style or 2-panel half-lite style

Storm Doors: Full glass with no center bar; white only


Fence Standards

  • Must be natural wood or stained in a wood-colored tone
  • Painted fences are not allowed
  • Must include an accessible gate
  • Leave a 5–6 foot easement for mower access
  • Support boards must face inside; trim must face outside
  • Posts may be 4-inch or 6-inch
  • 4" decorative post balls are optional
